Household budgets in Liverpool remain under pressure in 2026, with housing costs continuing to rise even as the national inflation story changes from month to month.

Liverpool household costs and housing affordability in 2026

Office for National Statistics data published in July 2026 shows that the average private rent in Liverpool reached £905 a month in June, up 5.9% from £854 a year earlier. The average house price was provisionally £185,000 in May 2026, 4.8% higher than a year before.

Housing remains a major part of the squeeze

Those figures do not describe every household’s experience, but they show why housing remains central to Liverpool’s cost-of-living debate. Renters face rising monthly costs, while prospective buyers must contend with house prices, deposits and mortgage rates at the same time.

For households receiving Local Housing Allowance, Liverpool City Council says 2026 rates remain unchanged from 2025. That means the gap between support levels and some private rents can be an important part of the affordability picture.

There is no single Liverpool household

Cost-of-living pressure varies sharply according to income, tenure, household size, energy use, transport needs and debt. A citywide average can therefore be useful for context but should not be treated as a description of every neighbourhood or family.

What the latest housing data does show is that affordability remains a live local issue. Liverpool’s average property prices are below the wider North West and Great Britain averages, but private rents have continued to rise, leaving many households balancing higher housing costs with the rest of their everyday spending.
